Blockchain technology is causing disruption within a number of different industries. While the real estate industry would not seem like a likely candidate to be affected by blockchain, investors are already enjoying a wide range of benefits. Now that blockchain development has become mainstream, it is time to take a closer look at how blockchain technology is changing real estate investment for the better.

This is a trillion dollar industry that was once closed off to the average investor. Once upon a time, blockchain development was just a far off plan and real estate investment was the exclusive domain of the well-heeled investor. Be sure to read on and learn more about the changes that blockchain has augured for would be real estate investors.

Far Greater Levels of Accessibility

Blockchain technology has created a world where real estate investment is now available to all. The barriers to entry have been removed from the equation. The middle man no longer exists. Thanks to blockchain development, platforms have been created that allow investors to enjoy global access that did not previously exist. Fund managers, sponsors and financing are all more readily available than ever before.

More Transparency Than Ever Before

No industry should allow for transparency to be removed and this is true across all industries. This principle is especially pivotal when it comes to real estate investment, though. Real estate blockchain tokens are designed with a specific intent: providing the required visibility into digital ledgers. Pertinent information that pertains to income generated by the property is also given the proper storage.

Prevention of Human Error

Real estate fraud is rather costly in nature. Millions (if not billions) of dollars are lost each year as a result of this practice. Now that the barrier of entry has been removed, there are many who believe that these developments will only cause fraud to become more prevalent. Thanks to blockchain technology, a digital ledger is created that cannot be altered in any way. Fraud does not take place when blockchain is used because all transactions are recorded.

Decreased Investment Amounts

Gone are the days when a prospective real estate investor needed millions to become involved in the industry. Even investors that were looking to start out a bit smaller would still need to come up with thousands of dollars for an initial down payment. Blockchain technology has changed the game entirely. Fractional real estate investment is now made easy. Younger investors can now get the most out of their smaller investments.

No More Cumbersome Fees

In the past, real estate investors would be scared away by the high fees. Those who are looking to make investments outside of the country would not be able to capitalize on their opportunities because of these fees. The process should not be as expensive and blockchain technology advances have created a more democratic world for real estate investors. Past investors were forced to use their personal funds to handle cumbersome fees but today’s investors do not have to clear that hurdle.

Speedier Transactions

Most readers probably associate real estate transactions with a lengthy process. These transactions used to take months (or even years) to complete. Thanks to the blockchain, these transactions are now completed more rapidly than ever before. This serves to democratize the process. Real estate investment that takes place through traditional means is always going to take longer than real estate investment through cryptocurrency.

Diversified Investments

One of the more common issues that take place during real estate investment has to do with a lack of diversification. Those who are looking to spread funding around will definitely want to utilize blockchain technology. Blockchain development has made it much easier for an investor to split their funding and divide it among various opportunities. Splitting monies among different regions have never been this simple and future technological advances will only make it easier.

Transactions Across Borders

The average real estate investor was once limited to the properties that are located in their region of the world. This is true for both commercial and residential real estate investors. There is a bevy of challenges that real estate investors need to be aware of but blockchain has created an environment where these types of hurdles are easier to clear. Visa issues, immigration laws and prohibitive taxation laws are no longer the problems that they once were.

Tilting the Balance of Power

All of the aforementioned advantages add up to one massive advantage. Investment should never be the exclusive domain of the rich and past rules have created an environment where middle-class citizens are unable to achieve the same objectives as their more well-heeled counterparts. Capital appreciation and passive income used to be foreign concepts to the middle-class investor.

Blockchain technology has often been referred to in a Robin Hood sense. The idea that this technology will allow the poor to steal from the rich is overstated, though. What this technology does is tilt the balance of power. Investment should always be accessible to the common man.

This is a principle that blockchain observers believe in very strongly. The common perception before now is that the average person would need to have some type of connection to get involved in the world of real estate investment. Now that all of the previous barriers have been removed, the real estate investment playing field has finally been leveled once and for all.
